Buying a house can take a long time. \u00a0From finding the right place, to getting your financing fully approved, to the never-ending negotiations, the home buying process can really drag on.<\/p>\n

This can be a challenge, especially if you don’t find what you’re looking for right away. \u00a0When you’re\u00a0looking for houses for sale in Grand Rapids, it can be hard to reconcile your budget with the home you’re hoping for. \u00a0My advice? \u00a0Be patient, and be picky.<\/p>\n

\"Tools\"<\/a>4. \u00a0Get an inspection, and pay close attention to it.<\/strong><\/p>\n

Inspections are crucial to a smart\u00a0home purchase. \u00a0Some people look at this as an optional expense –\u00a0don’t fall into this trap!<\/p>\n

A good inspector will see things that we can’t. \u00a0They will look at the foundation<\/a>, HVAC, electric system, plumbing<\/a>, and roof, just to name a few. \u00a0They will point out many flaws, both major and minor, for you to consider.<\/p>\n

This is a huge help in many ways. \u00a0First of all, it can catch major, expensive fixes before they become your problem. \u00a0If you’re not ready for a $30,000 foundation repair,\u00a0you can either negotiate with the seller or walk away from the sale. \u00a0Without the inspection, you might never notice!<\/p>\n

Secondly, it can give you peace of mind. \u00a0I have never seen inspection reports come back empty on houses for sale in Grand Rapids, so don’t expect the home to be flawless. \u00a0However, if you are comfortable with the inspection report, you can move forward more confidently.<\/p>\n

Third, if something surprising (and expensive) comes up, the inspection gives you a chance to talk about it with the seller. \u00a0If a big fix is necessary, you may need to discuss covering those costs. \u00a0Don’t use the inspection as a hammer to beat the seller up, but pay attention to the issues it reveals.<\/p>\n

\"Money\"<\/a>5. \u00a0Be ready for the extra costs of home ownership.<\/strong><\/p>\n

Owning a home is more expensive than renting. \u00a0That seems pretty obvious, right? \u00a0But it is important. \u00a0Don’t assume that if your rent is equal to your mortgage, taxes, and insurance, that you’re in the clear.<\/p>\n

When the water heater breaks, you can’t call your landlord to come fix it. \u00a0You are the landlord! \u00a0As the roof gets older, you have to plan to repair or replace it. \u00a0You have to mow the lawn, repair\u00a0the door, and fix that leaky sink (or pay someone else to do it).<\/p>\n

All of these costs add up. \u00a0So prepare yourself by budgeting money every month for ‘unexpected’ expenses. \u00a0Because you don’t know what will happen, but you know\u00a0SOMETHING will break. \u00a0If you’re financially ready for it, it will be much less stressful.<\/p>\n

Keep these small things in mind, and you will have a much more enjoyable experience. \u00a0Home ownership can be wonderful… have fun!<\/p>\n
