\"Apartment<\/a>Apartment searching can be exhausting. \u00a0You search for the right complex, find a unit that\u00a0fits in your budget, and endlessly debate the importance of different features. \u00a0Once you finally find a good\u00a0place, it’s easy to ignore the apartment lease and just sign whatever the landlord hands you.<\/p>\n

Don’t fall into this trap!<\/p>\n

Here are a few ways you can navigate your apartment lease like a pro, and be more satisfied with your stay.<\/p>\n

1. \u00a0Read Everything<\/h3>\n

Read the whole lease. \u00a0It doesn’t matter if the agent\u00a0sighs loudly, checks their watch, or tells you that ‘it’s all very standard.’ \u00a0Understand what you’re getting into!<\/p>\n

If you’re confused\u00a0about anything, ask for clarification. \u00a0If you don’t like a particular policy (such as a move out policy, early lease termination, etcetera), ask to change it.<\/p>\n

Remember that landlords want good tenants to stay for a long time. \u00a0A little flexibility is often possible… but only if you ask for it.<\/p>\n

\"Apartment<\/a>2. \u00a0Put any Changes in Writing<\/h3>\n

Put any changes to your apartment lease in writing, and make sure everyone signs it.<\/p>\n

First, this\u00a0prevents\u00a0confusion between you and the property manager. \u00a0Eliminating ‘gray areas’ can be a big help down the line.<\/p>\n

Second, it codifies any verbal agreements that are in place. \u00a0While you may have a ‘handshake deal’\u00a0with the leasing agent, what happens if they quit? \u00a0What if they forget the deal? \u00a0Don’t stake your financial future on a stranger remembering your conversation.<\/p>\n

3. \u00a0Document the Move-In with Photos and Video<\/h3>\n

Your apartment lease will probably include a security deposit. \u00a0This protects the landlord against damage to the space, such as wrecked cabinets, ruined carpet, or broken appliances. \u00a0However, not all apartments\u00a0are perfect on the move-in date!<\/p>\n

\"Apartment<\/a>Many already have a few flaws. \u00a0Perhaps your unit includes some missing tiles, an outlet that doesn’t work properly, or a hole in one of the closet doors. \u00a0Photograph or take video of the apartment BEFORE you move in. \u00a0That way, you won’t get charged for damage from\u00a0previous tenants.<\/p>\n

4. \u00a0Be Honest<\/h3>\n

Being honest with your landlord goes a long way. \u00a0If you need to terminate the lease early, tell them as soon as possible. \u00a0If you have a pet, don’t lie about it and try to sneak Fluffy in through the back door. \u00a0Your property manager\u00a0is very likely to find out, and you will lose their trust.<\/p>\n

The same goes AFTER you move in.\u00a0 If you damage the property, let your landlord know. \u00a0If you are going to be a couple of days late with rent, call them in advance. \u00a0While property managers\u00a0are running a\u00a0business, they are also people. \u00a0They may be more understanding if you are truthful and communicate well.<\/p>\n

Landlords check references, and will call your previous apartments. \u00a0So, if you have a habit of staining carpets and breaking windows, you’re unlikely to make it to the top of the priority list. \u00a0By taking care of the property, you have a much better chance of getting a nicer place next time around.<\/p>\n

So be careful and thorough, and you’ll be ready to navigate that apartment lease like a pro!<\/p>\n
