So how do you qualify for rent to own houses in Grand Rapids? \u00a0While the conditions will vary based on the seller, here are a few basic guidelines to get you started.<\/p>\n

\u00a01. \u00a0Solid Income<\/strong><\/p>\n

Rent to own properties are rentals, but you also have the option to purchase it at some point in the future. \u00a0Therefore, the seller will want to see that you can consistently make payments. \u00a0If you have proof of reliable income and solid payment history, that is a great start.<\/p>\n

\"Change\"<\/a>While the income can come from different sources (your job, investments, public assistance, etc), the seller will want to see some good records. \u00a0Pay stubs, bank statements, and other documentation are very common requests.<\/p>\n

2. \u00a0Ability to Get a Mortgage (Eventually)<\/strong><\/p>\n

Your goal is to eventually buy the home outright, and most people\u00a0will need a mortgage to make this happen. \u00a0As a result, the seller will want to see that you\u00a0will eventually qualify for a home loan.<\/p>\n

Different sellers will have varying timelines. \u00a0Some will want to know that you can get financing\u00a0within 6-12 months. \u00a0Others will want you to purchase within 2-3 years. \u00a0It depends on the seller’s goals, and the house.<\/p>\n

They\u00a0will likely want to see your credit report and credit score. \u00a0They will check\u00a0where you stand today, and gauge the overall trend of your finances. \u00a0If you currently have a low FICO score, but are on your way up, you may still qualify.<\/p>\n

In most cases, sellers will want a ‘Purchase Option Fee.’ \u00a0This is typically non-refundable, and reserves your right to buy\u00a0the home at a set price. \u00a0The amount varies, but anywhere from 3% – 7% of the purchase price is typical.<\/p>\n
