covers\u00a0things such as whether or not you are pregnant, married, or have children.<\/p>\n<p>This law covers all aspects of residential real estate transactions. \u00a0It applies whether you&#8217;re looking for a\u00a0loan to buy or improve your\u00a0home, renting an apartment, or getting an appraisal, just to name a few.<\/p>\n<p><strong>So what isn&#8217;t allowed?<\/strong><\/p>\n<p>To clarify, let&#8217;s share some examples about what different professionals CANNOT do. \u00a0First, real estate pros\u00a0are not allowed to\u00a0discourage you from applying for a mortgage, or reject you for any of the reasons mentioned above.<\/p>\n<p><a href=\"http:\/\/thehoneybeehomes.com\/home\/wp-content\/uploads\/2016\/03\/paperwork.jpg\" rel=\"attachment wp-att-1887\"><img loading=\"lazy\" decoding=\"async\" class=\"alignright size-medium wp-image-1887\" src=\"http:\/\/thehoneybeehomes.com\/home\/wp-content\/uploads\/2016\/03\/paperwork-300x200.jpg\" alt=\"paperwork\" width=\"300\" height=\"200\" srcset=\"https:\/\/thehoneybeehomes.com\/home\/wp-content\/uploads\/2016\/03\/paperwork-300x200.jpg 300w, https:\/\/thehoneybeehomes.com\/home\/wp-content\/uploads\/2016\/03\/paperwork-768x512.jpg 768w, https:\/\/thehoneybeehomes.com\/home\/wp-content\/uploads\/2016\/03\/paperwork-1024x683.jpg 1024w, https:\/\/thehoneybeehomes.com\/home\/wp-content\/uploads\/2016\/03\/paperwork.jpg 1650w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\" \/><\/a>They cannot charge you higher interest rates on loans, add extra fees, or request a larger down payment based on protected factors.<\/p>\n<p>They can&#8217;t discourage you from buying a home in a particular neighborhood because of the area&#8217;s racial demographics, or ask about your plans for having children. \u00a0They are allowed to ask about family\u00a0expenses, but only as it relates to your ability to repay the loan.<\/p>\n<p>They also cannot require a co-signer if you meet the lender&#8217;s requirements.<\/p>\n<p><strong>What do you do if you suspect discrimination?<\/strong><\/p>\n<p>First, review your documentation clearly. \u00a0There may be a legitimate reason for being denied credit or housing, such as a low FICO score, a low (but accurate) home\u00a0appraisal, or short length of employment. \u00a0If your application is denied, the lender must either give you specific reasons or tell you that you have the right to ask.<\/p>\n<p>You are allowed to see a copy of your appraisal, and you can ask why you were offered less favorable terms than you applied for. \u00a0You can review a copy of your credit report, and ask about the situation.<\/p>\n<p><a href=\"http:\/\/thehoneybeehomes.com\/home\/wp-content\/uploads\/2016\/03\/call.jpg\" rel=\"attachment wp-att-1884\"><img loading=\"lazy\" decoding=\"async\" class=\"alignleft size-medium wp-image-1884\" src=\"http:\/\/thehoneybeehomes.com\/home\/wp-content\/uploads\/2016\/03\/call-300x200.jpg\" alt=\"call\" width=\"300\" height=\"200\" srcset=\"https:\/\/thehoneybeehomes.com\/home\/wp-content\/uploads\/2016\/03\/call-300x200.jpg 300w, https:\/\/thehoneybeehomes.com\/home\/wp-content\/uploads\/2016\/03\/call.jpg 595w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\" \/><\/a>If you review the relevant information, and think you&#8217;ve been discriminated against, take action. \u00a0You can start by complaining to the lender, and see if they will reconsider based on the facts. \u00a0You can consult an attorney or free legal aid, and consider suing the lender in federal district court.<\/p>\n<p>You can also report any potential violations to the appropriate government agency. \u00a0For violations of the Equal Credit Opportunity Act, report your claim to the Consumer Financial Protection Bureau, either at <a href=\"http:\/\/www.consumerfinance.gov\" target=\"_blank\">www.consumerfinance.gov<\/a> or (855) 411-2372.<\/p>\n<p>For Fair Housing Act Violations, contact the US Department of Housing and Urban Development at <a href=\"http:\/\/www.hud.gov\/complaints\" target=\"_blank\">www.hud.gov\/complaints<\/a>\u00a0or 1 (800) 669-9777.<\/p>\n<p>We sincerely hope you never experience housing discrimination in Grand Rapids, or anywhere. \u00a0However, by knowing your rights, you will be better prepared to take action when needed.<\/p>\n<p>&nbsp;<\/p>\n","protected":false},"excerpt":{"rendered":"<p>While most people in the housing industry will treat you fairly, discrimination still occurs. \u00a0You don&#8217;t hear about many cases in Grand Rapids, but you should always be aware of your rights. \u00a0The better armed you are with knowledge, the more you can protect yourself from these illegal and immoral practices.
