decades, it seemed to be a no-brainer: \u00a0if you were able to buy a house, you did it! \u00a0But now, with more mobile lifestyles, changing housing markets, and the high quality of available rentals, it can be a tougher decision.<\/p>\n<p>So how do you decide if you should rent or buy your next house in Grand Rapids? \u00a0In the end, it is a very personal decision. \u00a0However, here are a few key things to think about as you consider your options.<\/p>\n<p><strong>1. \u00a0 Length of Stay<\/strong><\/p>\n<p>First, how long do you plan to live in your new house? \u00a0Are you confident that you like the neighborhood, the school districts, and the commute to work? \u00a0Think long term.<\/p>\n<p>If you don&#8217;t think you&#8217;ll continue to enjoy the location in a couple of years, choose to rent. \u00a0If you&#8217;re not ready to settle down, buying doesn&#8217;t make much financial sense.<!--more--><\/p>\n<p><a loan, so you won&#8217;t make much of a dent in your debt if you only live there for a year or two.<\/p>\n<p>However, if you can see yourself enjoying the house 5 years from now, buying may\u00a0be in your best interest. \u00a0So think to the future, and crunch some mortgage numbers.<\/p>\n<p><strong>2. \u00a0Comparable Rentals<\/strong><\/p>\n<p>It is crucial to know your options. \u00a0In some areas around Grand Rapids (and throughout Michigan), buying a house can actually be cheaper than renting a comparable one. \u00a0However, this depends greatly on the city and neighborhood you&#8217;re looking in.<\/p>\n<p>So, take a close look at your rental options. \u00a0Find a few places that would meet your needs, and determine what you&#8217;re likely to pay in rent. \u00a0Compare this number to your potential mortgage amount. \u00a0Don&#8217;t forget to add your taxes and insurance to your mortgage!<\/p>\n<p>Depending on your location, the rent numbers may be much higher or lower than your cost of ownership. \u00a0Determine if one option will save you a considerable amount of money each month.<\/p>\n<p><strong><a href=\"http:\/\/thehoneybeehomes.com\/home\/wp-content\/uploads\/2016\/02\/washing-machine.jpg\" rel=\"attachment wp-att-1779\"><img loading=\"lazy\" decoding=\"async\" class=\"alignright size-medium wp-image-1779\" src=\"http:\/\/thehoneybeehomes.com\/home\/wp-content\/uploads\/2016\/02\/washing-machine-300x198.jpg\" alt=\"washing machine\" width=\"300\" height=\"198\" sizes=\"auto, (max-width: 300px) 100vw, 300px\" \/><\/a>3. \u00a0Emergency \/ Repair Funds<\/strong><\/p>\n<p>As\u00a0a homeowner, you are responsible for everything. \u00a0If the water heater dies, you pay to get a new one (or use\u00a0cold water). \u00a0If the roof starts leaking, and it&#8217;s not covered by insurance, you are on the hook for the payment. \u00a0There is no landlord to call, because you ARE the landlord!<\/p>\n<p>If you are considering buying a home, make sure you have some financial reserves for repairs and emergencies. \u00a0We have worked with many houses in Grand Rapids, and can tell you that SOMETHING will break within a few weeks of owning the home. \u00a0Pipes leak. \u00a0Carpets get ruined. \u00a0Refrigerators fail.<\/p>\n<p>If you don&#8217;t have enough savings to cover repair costs, rent for a while longer and save up for a rainy day.<\/p>\n<p><strong>4. \u00a0Resale Value \/ Interest Rates<\/strong><\/p>\n<p>As of this writing, interest rates are low (historically). \u00a0They may not be quite as low as they were a few years ago, but they are still competitive. \u00a0If you plan to get a mortgage in the next few years, consider the interest rate you&#8217;re likely to pay.<\/p>\n<p><a href=\"http:\/\/thehoneybeehomes.com\/home\/wp-content\/uploads\/2016\/02\/negativespace-23.jpg\" rel=\"attachment wp-att-1776\"><img loading=\"lazy\" decoding=\"async\" class=\"alignleft wp-image-1776\" src=\"http:\/\/thehoneybeehomes.com\/home\/wp-content\/uploads\/2016\/02\/negativespace-23.jpg\" alt=\"chart\" width=\"300\" height=\"200\" \/><\/a>In addition, certain parts of West Michigan are appreciating, some are depreciating, and others are relatively stable. \u00a0Look at the property values around where you would like to live, and see if you can find a trend. \u00a0If the area is depreciating in value pretty quickly, it may be your advantage to wait on your purchase.<\/p>\n<p>However, I wouldn&#8217;t use these as a primary drivers for your decision. \u00a0Markets change, and today&#8217;s hot area might be tomorrow&#8217;s down-trending neighborhood. \u00a0Find a place where you want to live, and go from there.<\/p>\n<p><strong>5. \u00a0Customizing\u00a0<\/strong><\/p>\n<p>When you own a home, you can customize it. \u00a0From choosing paint colors to re-doing the kitchen, you have a lot more control over your living space. \u00a0You can also force some appreciation by making the home nicer over time. \u00a0While you will not always earn back all of the money you spent on the renovations, you get to enjoy it for as long as you live there.<\/p>\n<p><a href=\"http:\/\/thehoneybeehomes.com\/home\/wp-content\/uploads\/2016\/02\/paint.jpg\" rel=\"attachment wp-att-1777\"><img loading=\"lazy\" decoding=\"async\" class=\"alignright size-medium wp-image-1777\" src=\"http:\/\/thehoneybeehomes.com\/home\/wp-content\/uploads\/2016\/02\/paint-300x201.jpg\" alt=\"paint\" width=\"300\" height=\"201\" srcset=\"https:\/\/thehoneybeehomes.com\/home\/wp-content\/uploads\/2016\/02\/paint-300x201.jpg 300w, https:\/\/thehoneybeehomes.com\/home\/wp-content\/uploads\/2016\/02\/paint-768x514.jpg 768w, https:\/\/thehoneybeehomes.com\/home\/wp-content\/uploads\/2016\/02\/paint.jpg 770w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\" \/><\/a>This is a nice feature. \u00a0Sometimes, a house you own just feels more like home. \u00a0If your numbers look comparable, think about how important this is for you. \u00a0Do you have the soul of an interior designer? \u00a0Will\u00a0you feel stifled by a rental house&#8217;s painting rules? \u00a0Buying will likely give you more options.<\/p>\n<p>We highly recommend you check your numbers before buying a home. \u00a0However, if everything looks solid, you can have a lot of fun making a home more personal.<\/p>\n<p>So carefully consider your
