\u00a01. \u00a0Prepare in advance.<\/strong><\/p>\n

Most people think of negotiations as high-pressure moments, where power plays, shrewd moves, and witty one-liners win the day. \u00a0While this looks great on TV, most of the work happens long before you submit an offer.<\/p>\n

First, carefully examine\u00a0yourself, and your own situation. \u00a0What are you REALLY looking for as you buy or sell your house in Michigan? \u00a0You can probably think of 100\u00a0‘wants<\/em>,’ but if you boil it down, there are probably 3-4 ‘needs<\/em>‘\u00a0that will make or break\u00a0the deal. \u00a0Stick to the essentials, and make them your priorities as you negotiate.<\/p>\n

This principle is taken directly from Getting to Yes<\/a>, by Ury and Patton. \u00a0Remember, that prices and positions (such as “I won’t take a dollar less than $150,000!” or “There’s no way I’m offering more than $35,000!”) are derived from interests<\/em>.<\/p>\n

Everyone wants to reach their goals in a negotiation. \u00a0These\u00a0interests <\/em>are\u00a0based on needs. \u00a0Perhaps the person needs to find a house in Grand Rapids quickly, because they just started a new job in town. \u00a0Or\u00a0they really need to sell, because they have major\u00a0bills to pay off. \u00a0Whatever the case, their positions (usually a stated price or demand), have root causes.<\/p>\n
