This is great. \u00a0Fixing up house, increasing it’s value, and making the neighborhood more beautiful can be very satisfying. \u00a0However, if you’ve never done this before, the process may feel overwhelming. \u00a0There are a lot of steps to a successfully flipping a house, and it can be helpful to have some guides along the way.<\/p>\n

Here are some great resource books to get you going. \u00a0We have read each of these, and aren’t being paid to ‘shill’ these… they are just good resources to help you on your journey.<\/p>\n

\"Flip\"<\/a>\u00a01. \u00a0FLIP – By Rick Villani and Clay Davis<\/a><\/strong><\/p>\n

This is an excellent book, which will walk you through the entire house flipping process. \u00a0There are solid sections on finding and analyzing properties, running the project, selling strategies, and more. \u00a0Some sections are extremely detailed, while others\u00a0have a wider focus.<\/p>\n

This is a book you can read once front to back, and then refer to consistently. \u00a0It has very nice diagrams, examples, bulleted lists,\u00a0and more to make it digestible.<\/p>\n

This is a thick book, and the sheer amount of information in it can feel overwhelming. \u00a0However, don’t let that scare you! \u00a0This book is built to be comprehensive, and you don’t have to learn everything in a week. \u00a0Just take your learning (and your flips)\u00a0one step at a time, and refer back to the book\u00a0as necessary.<\/p>\n

\"BoERC\"<\/a>2. \u00a0The Book on Estimating Rehab Costs – J Scott<\/a><\/strong><\/p>\n

Not sure what a roof replacement will cost? \u00a0Contemplating different flooring options? \u00a0Confused about repairing vs. replacing windows? \u00a0This is the book for you.<\/p>\n

The author goes into great depth on material types, benefits and drawbacks of types, relative costs, and much more. \u00a0If you’re looking to flip houses in Grand Rapids, you’ll have to adjust a bit for the local market (which he recommends), but this is a fantastic guide to get you going.<\/p>\n

3. \u00a0The Millionaire Real Estate Agent – Gary Keller, Dave Jenks, and Jay Papasan<\/a><\/strong><\/p>\n

Wait a minute… why should you read a book about how to be a good real estate agent? \u00a0What’s the point?<\/p>\n

\"MREA\"<\/a>As you flip houses in Grand Rapids, you will interact with Realtors constantly. \u00a0They may help you buy or sell your property, and you will certainly be hosting many of them as you show your finished house. \u00a0They are a great source of information, leads, and more, and should be excellent partners on your journey. \u00a0However, you need to be able to tell good ones from bad, and understand the mindset that successful Realtors share.<\/p>\n

By picking up this book, you can start to understand the ‘business’ of being a Realtor.\u00a0 You will learn how to work with them more effectively, and\u00a0become a partner they\u00a0will appreciate.<\/p>\n

Establishing good relationships with local Realtors will really speed up your journey… so it’s wise to learn as much as you can.<\/p>\n

4. \u00a0The Book on Flipping Houses – J Scott<\/a><\/strong><\/p>\n

\"BoFH\"<\/a>This is another book by J Scott – we appreciate his approach and candor. \u00a0 In contrast to his book on Estimating Rehab Costs, this one takes a wide view of the process.<\/p>\n

We have found it to be one of the most accurate\u00a0books on house flipping. \u00a0It has a real ‘boots on the ground’ feel, and gives a strong impression\u00a0that the author has run many projects successfully. \u00a0It covers a wide variety of topics, including financing, lead generation, project management, and more.<\/p>\n
