They cost anywhere from $200-$500, and most of the time didn&#8217;t reveal anything major.<\/p>\n<p>One day, we came across a nice looking house in a good neighborhood. \u00a0It needed some\u00a0updating, but other than that, the place seemed fine. \u00a0Our first instinct was to skip the inspection entirely, and save money in the process.<!--more--><\/p>\n<p><a href=\"http:\/\/thehoneybeehomes.com\/home\/wp-content\/uploads\/2015\/11\/5b796fd44f90e5fb10d196422e1fe11b.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"alignleft size-medium wp-image-1322\" src=\"http:\/\/thehoneybeehomes.com\/home\/wp-content\/uploads\/2015\/11\/5b796fd44f90e5fb10d196422e1fe11b-300x200.jpg\" alt=\"Wall\" width=\"300\" height=\"200\" srcset=\"https:\/\/thehoneybeehomes.com\/home\/wp-content\/uploads\/2015\/11\/5b796fd44f90e5fb10d196422e1fe11b-300x200.jpg 300w, https:\/\/thehoneybeehomes.com\/home\/wp-content\/uploads\/2015\/11\/5b796fd44f90e5fb10d196422e1fe11b-1024x683.jpg 1024w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\" \/><\/a>However, since we were just starting out, we wanted to make sure that we weren&#8217;t missing anything. \u00a0We hired a good home inspector, and she went to work. \u00a0As we walked through, she noticed something funny about a wall in the basement.<\/p>\n<p>When she looked closer, she saw MAJOR structural damage. \u00a0The seller had tried to cover it up by installing new drywall over the foundation wall! \u00a0This repair would have cost over $25,000.<\/p>\n<p>Suddenly, the $350 inspection fee didn&#8217;t seem so pricey.<\/p>\n<p><strong>2. \u00a0The Bad<\/strong><\/p>\n<p>In Grand Rapids, there are many older houses. \u00a0We were working on one that was built in 1896, and it\u00a0had many of the challenges that come with historic homes. \u00a0The place was very nice, but had old electrical systems, outdated plumbing, plaster walls, etcetera.<\/p>\n<p>Unfortunately, we were not able to use one of our regular inspectors for this place. \u00a0The contractor we hired\u00a0told us that everything should be fine, and that no major fixes\u00a0would be required.<\/p>\n<p><a href=\"http:\/\/thehoneybeehomes.com\/home\/wp-content\/uploads\/2015\/11\/Roof.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"alignright size-medium wp-image-1325\" src=\"http:\/\/thehoneybeehomes.com\/home\/wp-content\/uploads\/2015\/11\/Roof-200x300.jpg\" alt=\"Roof\" width=\"200\" height=\"300\" srcset=\"https:\/\/thehoneybeehomes.com\/home\/wp-content\/uploads\/2015\/11\/Roof-200x300.jpg 200w, https:\/\/thehoneybeehomes.com\/home\/wp-content\/uploads\/2015\/11\/Roof.jpg 595w\" sizes=\"auto, (max-width: 200px) 100vw, 200px\" \/><\/a>However, he failed to account for the additional support that was needed in the basement, the dirt in the backyard that was a little too termite-friendly, and some plumbing that needed serious work. \u00a0All totaled, this added huge costs to our rehab project.<\/p>\n<p>Learn from our lesson &#8211; don&#8217;t just go with an average joe! \u00a0Make sure your inspector really knows his or her stuff, and have them\u00a0bring in other experts when necessary. \u00a0Otherwise, your repair estimates could be off by thousands of dollars, or you might get hit with a nasty surprise down the road.<\/p>\n<p><strong>3. \u00a0The Ugly<\/strong><\/p>\n<p>This last one happened to a friend. \u00a0This person regularly works in more rural areas, and has run many repair jobs himself.<\/p>\n<p>He went with a typical inspection for the home, and everything came back as expected. \u00a0Unfortunately, he decided to skip the well and septic inspection.<\/p>\n<p>After a moderate rain, \u00a0the lawn had several smelly pools of water in it. \u00a0He hadn&#8217;t noticed them previously, since it hadn&#8217;t rained much recently. \u00a0Hoping it was a minor\u00a0problem, he had an inspector come out.<\/p>\n<p><a href=\"http:\/\/thehoneybeehomes.com\/home\/wp-content\/uploads\/2015\/11\/gardener.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"alignleft size-medium wp-image-1324\" src=\"http:\/\/thehoneybeehomes.com\/home\/wp-content\/uploads\/2015\/11\/gardener-300x146.jpg\" alt=\"Yard\" width=\"300\" height=\"146\" srcset=\"https:\/\/thehoneybeehomes.com\/home\/wp-content\/uploads\/2015\/11\/gardener-300x146.jpg 300w, https:\/\/thehoneybeehomes.com\/home\/wp-content\/uploads\/2015\/11\/gardener-1024x500.jpg 1024w, https:\/\/thehoneybeehomes.com\/home\/wp-content\/uploads\/2015\/11\/gardener.jpg 1909w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\" \/><\/a>Unfortunately, it was NOT a small problem, and the entire septic system needed to be replaced. \u00a0The repair was stinky, took too long, and was very expensive.<\/p>\n<p>So, as a final piece of advice, make sure you&#8217;re getting ALL the inspections you need for your area. \u00a0In Grand Rapids, that might mean getting someone to look at lead paint, structure, plumbing, septic systems, and more. \u00a0While this money can add up, it may wind up saving you thousands of dollars and a smelly, bad time.<\/p>\n<p>Good luck, and get inspecting!<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Home inspections are one of the most crucial elements of buying a home. \u00a0However, many people skip, gloss over, or rush through the process. \u00a0This can be a major mistake!
