\"Apartment\"<\/a>We are fortunate here in Grand Rapids. \u00a0We have a lot of great housing available, and most of it is fairly priced. \u00a0However, real estate rentals have\u00a0some hidden\u00a0costs that can really blow up your budget,<\/p>\n

These extra dollars\u00a0can really change your month-to-month rental cost. \u00a0So\u00a0what should you watch out for before signing your lease?<\/p>\n

\u00a01. \u00a0Utility Costs<\/strong><\/p>\n

This is a big one, because it can run you anywhere from a few bucks to several hundred dollars. \u00a0Be very careful about what utilities you’re paying for, and how they’re measured!<\/p>\n

\"Utilities\"Houses and apartment complexes\u00a0in Grand Rapids have\u00a0a wide variety of utility payment plans. \u00a0In some places, your electricity, water, heat, and even basic cable are\u00a0included in your rent. \u00a0In others, you’re responsible for everything. \u00a0Know what you’re getting into in advance.
\nThis is especially true in a duplex, triplex, or quad rental. \u00a0Sometimes, the utilities are divided, and each unit is separately metered. \u00a0However, multi-plexes\u00a0just have one bill, and\u00a0each tenant contributes to the overall cost.<\/p>\n

Each of these utilities can take money out of your pocket. \u00a0As you figure out what you can afford, make sure to factor in utilities. \u00a0Michigan winters can be brutal, and you don’t want to be shocked by a huge heating bill you weren’t ready for.<\/p>\n

2. \u00a0Late fees<\/strong><\/p>\n

Be very aware of late fees for rent. \u00a0Of course, in a perfect world, everyone pays on time every month – that is just good business all around! \u00a0But if you are late, you don’t want to get hammered with an enormous charge.<\/p>\n

Also, check your landlord’s policies for grace periods. \u00a0Don’t assume you have an extra three, five, or ten days to get your rent in. \u00a0Some contracts are very specific, and you will want to know that before<\/em> you sign the lease.<\/p>\n

3. Laundry<\/strong><\/p>\n

This seems simple, until you’re two weeks into your new real estate rental and are out of clean clothes!<\/p>\n

\"Laundry\"<\/a>Some units have laundry machines included, free of charge. \u00a0These rentals\u00a0often cost a bit more per month, but be careful before you spring for the cheaper option. \u00a0The\u00a0alternative could wind up costing you more in the end.<\/p>\n

Some places have a coin-operated laundry included, while others don’t offer these facilities. \u00a0Factor in your time, cash on hand, and the extra trips to the laundromat as you make your decision. \u00a0All of this adds up, and can be a nasty surprise if you haven’t planned for it.<\/p>\n

4. \u00a0Early Termination Policies<\/strong><\/p>\n

If you have to leave your real estate rental early, you might get hit with huge fees. \u00a0Some places require you to pay for the length of the contract, no matter the situation. \u00a0Others allow you to pay an extra month or two to give the landlord time to find a replacement.<\/p>\n

Very few people plan to leave their rental early. \u00a0Usually, it happens because of a job change or other unplanned reason. \u00a0To put it bluntly, you don’t know what life will bring!<\/p>\n

So read the rental’s early termination\u00a0policy carefully before signing. \u00a0It could save you huge headaches down the road.<\/p>\n

\"Car\"<\/a>5. \u00a0Parking<\/strong><\/p>\n

If you have a car, make sure to ask about parking. \u00a0Some places have plenty of spots available, while others have none. \u00a0Some charge for carports to keep the snow off, and others have covered parking available for free.<\/p>\n

Figure out what works for you, and factor in the costs. \u00a0It really stinks to have to drive around in the snow for 20 minutes to find a parking spot, then walk another 10 to get home. \u00a0Don’t assume that parking is included, or even available. \u00a0Asking questions is very valuable!<\/p>\n
