Having your house priced correctly is crucial. \u00a0People tend to overprice their houses, for a number of reasons. \u00a0First, sellers will often have a lot of great memories in a home, which inflates the value in their minds. \u00a0Secondly, they don’t want to ‘leave money on the table,’ so they tend to start high.<\/p>\n

If you want your home to sell quickly, try to be objective, and look at recently sold comps for the\u00a0best data.<\/p>\n

\"Take<\/a>2. \u00a0Take amazing pictures.<\/strong><\/p>\n

Too many real estate listings have mediocre (or bad)\u00a0photographs. \u00a0Poor lighting, bad angles, and low resolution\u00a0can make a beautiful house look below average.<\/p>\n

Pictures draw buyers in, and keep them there. \u00a0Seriously consider hiring a professional real estate photographer. \u00a0They know how to make your house look its best, and are often very reasonably priced.<\/p>\n

3. \u00a0Stand out from the crowd.<\/strong><\/p>\n

You probably\u00a0know what a ‘standard’ real estate listing looks like. \u00a0If you don’t, check any site that has homes for sale. \u00a0You’ll notice that 95% of the listings will be very similar, and hard to distinguish from one another.<\/p>\n

\"Crowd\"<\/a>You want to be different!<\/p>\n

Start with your headline. \u00a0Write something eye-catching, that makes you stand out from the crowd. \u00a0You want people to look closer, and the headline is the hook. \u00a0If you don’t write something engaging, most people will simply ignore your listing.<\/p>\n

4. \u00a0Tell a story.<\/strong><\/p>\n

In the description, write about your home in\u00a0a compelling, inspiring way. \u00a0Of course, you will want to mention all of the great features of your house, such as the size, number of bedrooms, bathrooms, and amenities. \u00a0However, the devil is in the details. \u00a0Consider the difference in these two sentences:<\/p>\n

Option 1: “Three bedroom, 2 bath house includes a master bath and a great brick fireplace.”<\/em><\/p>\n

Option 2: “Unwind after a long winter day\u00a0by warming your toes at\u00a0your natural wood fireplace. \u00a0Relax\u00a0by soaking in your luxurious jacuzzi tub, located in your en-suite master bathroom, and appreciate\u00a0the beautiful trees just outside your bedroom window.”<\/em><\/p>\n

Which description do you think is more engaging? \u00a0One of them\u00a0gives facts, and the other tells a story. \u00a0Make it easy for your buyers to see themselves in your home.<\/p>\n

\"Run\"<\/a>5. \u00a0Create\u00a0a desire to act.<\/strong><\/p>\n

Near the end of your real estate listing, create an incentive for the buyer to set up a showing. \u00a0This could be a limited time offer, special financing, or just a well written call to action. \u00a0This will vary based on your situation and home, but the key is to create a desire to ACT.<\/p>\n

You want to break the ‘browsing cycle’ for the buyer. \u00a0You want them to stop, call, and set up a viewing. \u00a0Experiment with different phrases to find what creates the most ‘pull’ for your house.<\/p>\n

6. Don’t Oversell.<\/strong><\/p>\n

People have a built in BS detector. \u00a0If you describe\u00a0your house as ‘THE MOST AMAZING PLACE EVER BUILT,’ people will ignore your post. \u00a0So\u00a0create a great description for your home, and paint a picture for them. \u00a0But don’t over-hype the property.<\/p>\n

Be clear about why your home is a great place, and why they should\u00a0see it in person. \u00a0Appeal to their emotions, and make them realize that your house would be a great place to live.<\/p>\n
