\"GBU\"<\/a>We are very fortunate in Grand Rapids, MI. \u00a0There is a lot of quality housing available, and most of it is fairly priced. \u00a0However, there are some unfortunate stories from both landlords and tenants about their worst experiences.<\/p>\n

So how do you find Grand Rapids rentals that are good, or even great? \u00a0How do you avoid the bad? \u00a0And perhaps most importantly, how do you see the ugly in advance, and run 100 miles an hour in the opposite\u00a0direction?<\/p>\n

The Good<\/strong><\/p>\n

Let’s start with the bright side. \u00a0Most Grand Rapids rentals are nice places that are priced fairly. \u00a0If you’re searching for a rental now, I recommend you read our earlier posts on the\u00a03 quickest and easiest ways to find houses for\u00a0rent<\/a> and the\u00a04 things to remember as you hunt\u00a0for apartments<\/a>. \u00a0But how do you know if the rental will be good? \u00a0Check a few things.<\/p>\n

First, do some\u00a0research on your landlord. \u00a0Are they a professional? \u00a0Do they have a management company? \u00a0Do they handle move-in, repairs, and rent collection in a quick, effective, way? \u00a0Talk to people that have rented from them before. \u00a0Did they have a good\u00a0experience?<\/p>\n

\"Villa\"<\/a>If they are professional, and you get solid\u00a0recommendations, odds are good that you’ll have an enjoyable rental experience.<\/p>\n

There are many great homes for rent managed\u00a0by individuals. \u00a0However, before you sign on the dotted line, ask them about how they respond to tenant requests. \u00a0The best ones will have good systems in place to ensure\u00a0fast response times.<\/p>\n

In addition, if you’ll be living close to other people (such as in an apartment complex), ask about the landlord’s\u00a0noise, trash, and maintenance policies. \u00a0It is nice to live in a well-maintained home, and solid regulations\u00a0can help that happen.<\/p>\n

The Bad<\/strong><\/p>\n

Unfortunately, not all Grand Rapids rentals are well maintained. \u00a0The problems vary widely… from structural issues to cracking paint, some places can be a bear to live in.<\/p>\n

\"Broken\"<\/a>The best way to prevent this is to do a very thorough walk-through of the house or apartment before you sign the lease. \u00a0Look the whole place over with care. \u00a0Does the faucet leak? \u00a0Do you feel a draft coming down from the attic? \u00a0Is there a window that won’t close right?<\/p>\n

This isn’t to say that the place should be perfect. \u00a0Every house has it’s quirks and flaws. \u00a0However, there’s a difference between a couple of small issues and overall maintenance problems. \u00a0You don’t want to live in a house where something breaks every two weeks. \u00a0It’s very stressful!<\/p>\n

Make sure that your landlord is reachable. \u00a0You don’t want to have a pipe burst at 2 AM, and talk to an answering machine while your shoes get soaked. \u00a0Work with good, reliable people, and you won’t regret it.<\/p>\n

The Ugly<\/strong><\/p>\n

Sometimes, a lease can get downright ugly. \u00a0With Grand Rapids rentals, the most common problem we’ve seen is BAD COMMUNICATION. \u00a0This is a two way street, and it starts at the very beginning.<\/p>\n

\"Angry\"<\/a>Bad communication turns a manageable situation ugly in a hurry. \u00a0I remember a a house\u00a0with no clearly defined pet policy. \u00a0The tenants\u00a0and landlord had never discussed animals in the home, and so both people made their own assumptions.<\/p>\n

A few months in, one of the renters got a puppy. \u00a0And not just any puppy… a purebred Saint Bernard. \u00a0This dog would eventually\u00a0grow to over 200 pounds, and the owner decided to bring her\u00a0into a college rental house.<\/p>\n

At first, there was no communication about the dog. \u00a0After a few months, there were a few short conversations, but no one was clear about their needs and wants. \u00a0Everyone involved swept the issue under the rug.<\/p>\n

As the dog grew, the problems mounted, and it got ugly fast. \u00a0There were eviction threats, lawsuits claimed, and terrible feelings on all sides.<\/p>\n

Don’t let yourself get into this situation.<\/p>\n

Have clear agreements and documentation from the beginning. \u00a0Tackle issues head-on. \u00a0Document your communication. \u00a0And be calm and level-headed. \u00a0By working through problems as they arise, you will save yourself major headaches.<\/p>\n
