\"Working\"<\/a>If you want to go this route, the process is straightforward. \u00a0First, take some time and choose the RIGHT Realtor<\/a>. \u00a0The right person will save you boatloads of time, and prevent major headaches. \u00a0Second, Make sure you sign a Buyer’s Agency agreement. \u00a0This will ensure that they are looking\u00a0out for your best interests throughout the process.<\/p>\n

Third, they will bring you houses from the MLS (multiple listing service) that meet your criteria. \u00a0You can take a look at them, often from the comfort of your computer, and then visit the ones you like.<\/p>\n

Once you’re ready to make an offer, your agent should help you with your numbers, strategy, and paperwork. \u00a0If your offer is accepted, they will guide you through the inspection and closing process.<\/p>\n

Having this help can be an enormous benefit. \u00a0If you would like to have steady help throughout the process, this may be be your best bet. \u00a0Typically, the buyer’s agent will receive between 2.5% and 4% of the sale price for the home.<\/p>\n

\"Internet\"<\/a>2. \u00a0The Tech Savvy<\/strong><\/p>\n

You\u00a0have a world of housing\u00a0information available at your fingertips. \u00a0By utilizing the internet effectively, you can quickly\u00a0find homes for sale in Grand Rapids from the comfort of your living room.<\/p>\n

One major advantage of doing a digital search is that you can explore a LOT of options very efficiently. \u00a0You are not limited to the MLS. \u00a0You can\u00a0cast a wide net, and use a variety of sites to find the perfect house.<\/p>\n

For instance, you can start at Realtor.com<\/a>, which has a lot of great, up to date listings from the MLS. \u00a0You can search ForSaleByOwner.com<\/a>, FSBO.com<\/a>, and others to find places that are listed directly by the homeowners. \u00a0You can look at Craigslist<\/a>\u00a0for truly local ads, focused in the nearby community. \u00a0Trulia<\/a> and Zillow<\/a> have listings available as well, and that is\u00a0merely scratching the surface.<\/p>\n

It can be easy to get overwhelmed by your options online, because there are so many<\/em> resources. \u00a0However, since you can view and visit on your own time, this can be an excellent choice. \u00a0You can also find some\u00a0great deals this way.<\/p>\n

Once you’ve found some places you like, you can contact the listing agent or homeowner directly to set up a showing. \u00a0If you don’t\u00a0hire a realtor, have a real estate attorney guide you through the closing process. \u00a0Make sure to get a good inspector for the house as well!<\/p>\n

3. \u00a0The Old School<\/strong><\/p>\n

This is one of my favorite ways to find great houses. \u00a0Start by choosing some neighborhoods that you like. \u00a0Drive around, get a feel for the area, and take a close look at the surrounding homes.<\/p>\n

\"Cars\"<\/a>Try knocking on a couple of doors. \u00a0Ask people if they know\u00a0anyone nearby\u00a0looking to sell their home. \u00a0Let them know that you really like the neighborhood, and are considering moving in. \u00a0Most people will be friendly!<\/p>\n

If you fall in love with a house, and no one answers the door, look them up in the phone book. \u00a0Alternatively, you can leave them a note, asking if they’re interested in selling.<\/p>\n

Not everyone that is interested in selling their home has it listed on the MLS. \u00a0 Perhaps they have been putting it off, or pulled their house from the market because it wasn’t selling. \u00a0However, plenty of people would be happy to sell to someone who is excited about their home and neighborhood.<\/p>\n

If you’re willing to jump into a fixer upper, don’t ignore the houses with chipping paint and weeds in the yard. \u00a0Often, those houses can end up being the prettiest house on the block with a little TLC!<\/p>\n

This method takes more leg work, but you can find houses no one else is even considering. \u00a0This type of home\u00a0may also have more buying options available, such as land contracts or lease options.<\/p>\n
